The Basics of Roof Replacement

Replacing your roof is a significant home repair or upgrade that should not be taken lightly. When considering a roof replacement, there are several crucial factors to remember. An old roof can deteriorate and allow outside elements to enter your home, leading to water damage and potentially ruining your home from top to bottom. A fallen roof can be one of your most disastrous home problems. So, ensuring your roof is in good condition is crucial to avoiding potential disasters. If you suspect that your roof is close to the end of its lifespan, it is crucial to understand the typical replacement process.

The Roof Replacement Process with Brian Elder Roofing

  • First, we will remove all the current shingles. We will also remove any damaged flashing and drip edging. Our team of experts has a tarp that we will use to safeguard your foundation plantings and shrubs during the removal process. This tarp will also help us collect any nails or other metal objects used during the roofing replacement procedure.

  • Next we check to ensure the roof structure is in good condition. If there is any damage, we can disclose with you any additional repairs that may need to be handled prior to putting the shingles back in place.

  • In the beginning the next is to lay asphalt roofing paper over the top of the sheathing. This layer protects against water damage, preventing it from seeping into the house. The roofing paper is overlapped in rows as it reaches the roof peak and is typically nailed to the roofing deck.

  • Now is the appropriate moment to install metal drip edging along the roof’s edge on both the gable and eave sides. It should be securely fastened on top of the roofing paper.

  • Afterward, we proceed with installing flash at the intersection of the two planes. The flashing is usually affixed to the roofing deck using nails and secured with roofing caulk.

  • We are now starting the challenging task of laying the Owens Corning shingles, beginning at the eaves and progressing toward the back. If roof vents are to be installed, the tab shingles start from the bottom and are placed upward.

  • To prevent leaks, applying flashing is important around areas where leaks could occur, such as the chimney, skylights, and stack vents. Flashing is typically installed during roofing, progressing upward with each row of shingles on the roof deck.

  • As your new roof nears completion, we will install a ridge vent to improve air circulation in your attic space. This continuous vent runs along the roof’s peak, preventing ice dams and exhausting hot air. Although older roofs may not have had ridge vents, installing them when getting a new roof is highly recommended. If ridge vents are unsuitable for your home, alternative vents should be installed to promote air circulation.

Anytime you upgrade your home, it has several benefits, and replacing your roof is no different. Some of the many benefits you will notice after you have your roof replaced include the following:

      Commercial Roofing Repair & Replacement

It is crucial to prioritize keeping your roof in decent shape among all the maintenance requirements. Any signs of damage, including leaks or ceiling stains, create a negative impression on customers and indicate that it may be time for a roof repair or replacement soon. In addition, if your roof were to collapse, it could lead to a temporary business shutdown, resulting in a loss of revenue, disgruntled employees, and extra repair costs. To avoid such situations, Brian Elder Roofing is here to help. No matter what your building needs, our team has your back for:

      • Commercial Roof Inspections

Signs Your Commercial Property Needs Roof Repair or Replacement

Brian Elder Commercial Roofing professionals learn in training how to repair or replace all types of commercial roofing, ranging from flat, asphalt, shingle, low-slope, tile, and more. Yet, how do you know when your commercial space needs a roof replacement? Read on to discover the most common reasons for roof repairs and replacement and how Brian Elder Roofing can help.

      Water Damage

If you see water coming through your roof during rainy weather, it is time to seek professional help. Our team can assess whether your roof requires repair or replacement. Unfortunately, leaks in commercial properties can go unnoticed, mainly if the underside of the roof is not visible. Instead, look for secondary signs of leaks, such as moldy spots and ceiling stains. If your property has an attic, check it often for water damage. Plus, you should remember that you can detect mold by its smell, even if there are no visible signs of leakage.

      Blistering on the Roof

If moisture pockets develop between your roof’s underlayment and membrane, you may notice bubbles or blisters on your roof. Addressing this issue promptly can prevent more extensive damage. Catching the blistering or bubbling early can mean the difference between a simple roof repair and a costly replacement. Scenarios like this issue are why Brian Elder Roofing’s annual maintenance services are so valuable. During our inspections of your property, we will watch for this problem to save you money in the long term.

Storm Damage to the Roof Membrane

Fierce winds and severe storms can lift the roof’s membrane, leading to damage. If the damage is minor, affecting less than 25% of the roof’s space, our commercial roof repair services can prevent further damage. However, a total roof replacement may be necessary if the damage is substantial, and you can see bald spots on the roof’s membrane.

      Clogged Downspouts

If the downspouts on your commercial roof release little or no water after heavy rainfall, they have a clog containing leaves, twigs, or debris. Clogged downspouts are a common issue. But, if the downspouts cannot drain water away from the roof, it could lead to standing water on the roof. Standing or pooling water on a roof can cause tremendous damage in a short amount of time. So, during our inspections, if we notice the downspouts are not working correctly, we will quickly repair them, preventing long-term damage from occurring.

      Flashing Shows Signs of Deterioration

In a commercial building, flashing is crucial for the roofing system as it safeguards the materials from moisture and other elements. In addition, it provides a protective seal; if it gets damaged, water and debris can enter the roof and cause severe destruction. The damaged flashing can result in the need for repairs or a new roof.

      Shingles are Missing or Damaged

Steep slope commercial roofs commonly incorporate the use of shingles. Therefore, it is vital that the shingles are inspected on occasion, but especially after a storm. If any of your shingles appear curled, splitting, cracked, or missing, this is a sign that you need to call our roofing experts. Plus, if you notice moss growing on shingles, water is trapped inside the roof under the shingles. When we repair a commercial property that uses shingles, we use the highest quality Owens Corning shingles in our repairs, so you can rest assured that your property will receive an expert repair with the most durable shingles available to roofing service providers.

      Your Roof is Getting Old

As time passes, roofs age and eventually require complete replacement. Regular inspections and maintenance can help delay this process, but you can only avoid replacement temporarily. Therefore, when the time comes for a roof replacement, it is wise to be informed about the available options and the lifespan of each material. Brian Elder’s Roofing team can advise you on the best roofing materials for your property to make sure your roof is durable and lasts for many years.
